Roofing & Waterproofing in Malta

Frequently Asked Questions

How much does waterproofing cost in Malta?

A basic xorok application costs €8–€15 per square metre. A full membrane system costs €20–€40 per square metre. Prices vary based on roof condition and access.

What is xorok and do I still need it in Malta?

Xorok is a traditional Maltese lime-based waterproofing applied to flat roofs. While modern membranes are now more common, xorok is still used and effective, especially on older buildings.

How often should I waterproof my roof in Malta?

Xorok should be reapplied every 2–3 years. Modern membranes last 10–20 years. Inspect your roof annually before the rainy season (October–March).

Can waterproofing fix existing damp in my Malta home?

Waterproofing stops new water ingress, but existing damp may need treatment — such as damp-proof injections, dehumidification, or re-plastering affected walls.
